How Much is Your Application Fee?

We charge a $40 non-refundable application fee for every adult occupant. We use these fees to process the tenant screening services such as the credit report, criminal background check, eviction history, employment verification, reference checking, etc.


If Someone Else Is Approved For The Home, Will You Refund My Application Fee?

No, all application fees are non-refundable.


Do You Plan On Running My Criminal Background, Reviewing My Credit Report And Contacting My Rental References?

Yes. We will conduct a full screening for every tenant which includes pulling a credit report, criminal background check, eviction history, employment & income verification and following up on rental references.


Are Utilities Included?

No, utilities are not typically included. Tenants will be required to place all utility services for the home into their own names. Any exceptions to this requirement will be specified in the individual lease agreement.


Do You Charge Late Fees For Late Payments?

Yes. Rent is due on the 1st of the month. We have a 5 day grace period. If rent is not received by the 5th of the month you will be assessed a $50 late fee and an additional $50 late fee every 5 days thereafter. Further late fee and collection fee policies are documented in the lease agreement.


Can You Wave My Late Charges?

No. We do not waive late fees. Fair Housing laws require that we treat all tenants fairly and consistently. To ensure we are consistent in our fair treatment to all tenants, we will enforce all late charges and collection charges specified in the lease agreement.


What Is Your Pet Policy?

Each property we manage will have its own pet policy, based on the property owner's decision. We will indicate the individual pet policy in our advertising for the property.

If pets are allowed for the property, there will be an additional non-refundable Pet Fee required to be paid by tenants. The Pet Fee will be documented in the lease agreement.

No pet fee will be required for legal service animals with proper documentation.

We do have certain breed restrictions that should be noted. These restrictions are not based on our own personal preferences, rather they are due to common home owner's insurance and liability policies.
